The Key to a Successful Commercial Project Is Increasing Efficiency

The KKIG Běchovice commercial park is one of the acquisitions made by the K&K Invest Group. The group took over the park in 2020, and within a year of ownership managed to stabilise the project despite the pandemic, make it more efficient, and implement a number of development ideas that add value for the project and comfort for tenants.

The park is also developing more sustainable practices, such as waste sorting and utility consumption controls. The buildings are partly powered by electricity from solar panels, with further expansion of renewable energy and green technologies planned.

For older facilities, improving energy efficiency is one of the most important priorities. This requires investment in technologies such as heating system controls, which are standard in new buildings but can significantly reduce consumption in older ones. Reviewing energy and service providers and replacing those that fall short is also important.

This type of project can also reveal new leasable space that was previously unused, and there is significant potential in possible building extensions.

The buildings were formerly a materials research institute, and were converted by previous owners into a warehouse, production, and office complex. Research and laboratory companies still operate here, supplying medical devices, disinfectants, and similar products to the Czech market. The park offers 20,000 m² of leasable space and is essentially fully occupied. It offers flexible, varied, easily adaptable spaces that suit growing companies.

The project's success also rests on its location. Běchovice (Prague 9) and its northern commercial area are well connected by road, rail, and bus. It offers a calm, undisturbed setting and borders directly on the Xaverov Grove nature reserve, criss-crossed with cycling trails.

Activity in the area is set to pick up in the near future thanks to the redevelopment of the railway line for high-speed rail, which will significantly ease commuting for people from Prague and beyond. This once-outlying part of the municipality is becoming a fully-fledged, modern commercial zone that continues to grow and modernise.

Adjacent land that is part of the park is currently unused, with further development planned in the form of lease or sale. Studies have been prepared on the most effective use of the land for commercial, office, warehouse, and technology buildings. Given the future of this part of the municipality, the potential is significant.
